Welcome to Hollywood Hills East

Though it feels far removed from the hustle and bustle of the city, Hollywood Hills East is close enough to the action to experience all that Hollywood has to offer. The Hollywood Dell

Nestled in a quaint valley on the western side of the area, The Hollywood Dell is known for its incredible canyon views and picturesque winding roads. Hollywood Dell real estate includes single-family dwellings, heavily influenced by Spanish Colonial Revival Style architecture.

Beachwood Canyon & Bronson Canyon 

Beachwood Canyon & Bronson Canyon are located just east of the Hollywood Dell and are centered around Beachwood Drive, extending to Canyon Drive on the east. The canyons are home to more than 22,000 residents and were first developed in the 1920s. The architects and landscapers who subdivided the enclave drew inspiration from the southern regions of France, Italy, and Spain. The original architecture found in Beachwood Canyon & Bronson Canyon is very much influenced by classical European design. 

The upper portion of the canyon is the Hollywoodland community that was advertised in the 1920s by the HOLLYWOODLAND sign. Lake Hollywood and Lake Hollywood Park are also situated in the canyon. The canyon even features its own market, hip diner, and stables. 

Taking a trip up to Canyon Drive through Bronson Canyon allows you to park at the base of the Bronson Canyon hiking trails with access to miles and miles of trails in Griffith Park.

Franklin Village 

Franklin Village is located on the southern edge of Beachwood Canyon. The small area boasts a major concentration of shops, restaurants, and bars. Neighborhood favorites include American fare at Birds, French bistro La Poubelle, and Van Leeuwen ice cream. Counterpoint Books and Records offers a wide selection of rare books, and The Oaks Gourmet is an upscale market and cafe. 

Franklin Village is also home to the world-famous Upright Citizens Brigade Theatre, which hosts comedy improv shows. Easily accessible from Beachwood and Bronson Canyons, Franklin Village helps the area get a great walk score.

Insider tip: Forego the Stepmaster at the gym and do “the stairs.” There are 5 hidden stairways throughout Beachwood Canyon originally intended to make the canyon more walkable. Your quads are going to hate you!

People and Lifestyle

Beachwood Drive and Canyon Drive run north/south. The main roads for these hillside communities, there are dead-ends at the top of each street. The traffic in these canyons is mostly from residents and those wishing to get a view of the Hollywood Sign and hike Bronson Canyon. Since neither area provides a thoroughfare, it is rarely congested.
 
Just past “the gates” in Beachwood Canyon, you will find a quaint grocery store, a hip cafe, a florist, and a dry cleaner. Frequented mainly by locals, this small marketplace adds great flavor to the area surrounding Beachwood Canyon real estate. 

At the base of Beachwood Canyon--between Cheremoya Avenue and Canyon Drive--is where you will find the esteemed Franklin Village. Cafe lifestyle abounds with eateries, bars, restaurants, and shops. Sunset Strip-Hollywood Hills West is an area designated by the MLS with its eastern border being the 101 Freeway and its western border being Trousdale Estates. There are several neighborhoods that make up the area: 

Whitley Heights

Whitley Heights is a historic neighborhood known for being a favorite enclave for silent film-era celebrities. Many grand homes have been preserved and are still available today. 1920s Spanish and Mediterranean Revivals are prevalent, and Old Hollywood glamour permeates Whitley Heights real estate. 

Outpost Estates

Some of the most expensive homes in the city are perched high above Sunset Boulevard in the Bird Streets. (The streets are all named after different bird species). Moving eastward, prices go down.
